The previous development known as “Chao Phraya Legend” in central Bangkok has been converted from a group of 8-storey buildings into a modern and luxury “Six Senses by the River” hotel. After many years of neglect, these buildings have fallen into disrepair, including significant damages and deteriorations from prolonged weather exposure.

EEC Lincolne Scott set out structural integrity tests to justify the existing post-tensioned slabs and other structure elements with minimal interventions, preserving the character and reducing both costs and program. Reused frame and substructure elements also gave the team a way to maximize lettable space in the conversion. The use of advanced strengthening techniques and steelworks maximized the number of guest rooms within the existing building envelope while maintaining the existing foundations by limiting additional imposed floor loads. Despite the development is adjacent to the river and sits on top of soft clay layer, structural and geotechnical engineers worked closely to evaluate the remaining capacity of existing piles and surrounding ground conditions in order to minimize works for the substructure.

Close collaboration between our engineers and the architect let to develop a spectacular façade and roof canopy while creating a more defined load-path for the supports of the additional loads. Structural elements and building services were all carefully designed and coordinated with the use of 3D BIM/Revit design tools to fit within the constraints of the existing structure and characteristics of the modular services construction.

EEC Lincolne Scott has helped repurposed this 1990s building into a stylish hotel for the 21st Century, providing full engineering services including Civil, Structural, Fire, Geotechnical, Mechanical and Electrical Engineering.
